Credit score is a major lever in home financing, but it’s also one of the most misunderstood. Here’s the straightforward truth for our Southern California and High Desert clients.

Conventional loans generally target 620+ credit scores. Higher scores can unlock better interest rates and lower mortgage insurance (MI). FHA loans are typically more flexible and may allow financing with scores starting around the high-500s, paired with 3.5% down at 580+. VA loans don’t have a universal minimum, but many lenders set their own guidelines—often in the low-to-mid 600s.

Your score affects three things: approval, pricing, and cash-to-close. A stronger score can lower your rate and MI, reducing your monthly payment and lifetime interest costs. It may also give you more negotiating power on credits and concessions.
